Roof repair or roof replacement? How to tell which one you need

By A&J Roofing Inc. ·

Nobody wakes up hoping to buy a roof. It is the least fun large purchase there is: you cannot sit on it, drive it, or show it off at dinner. So the question is fair. Repair it if the problem is local and the rest of the roof is sound. Replace it if the damage is spread out or the waterproof layer is failing everywhere.

When is a roof repair enough?

A repair makes sense when the trouble has one address. A few tiles cracked by a satellite installer. A shingle patch lifted by a Santa Ana wind. One piece of flashing around a vent that has given up. Fix the spot and the roof carries on.

  • One leak in one place, with a clear cause
  • Storm or foot-traffic damage on an otherwise healthy roof
  • Flashing failure at a wall, chimney, vent or skylight
  • A roof well inside its expected life

When does a roof need replacing?

Replacement starts to win when the problems stop having one address. Leaks in different rooms each winter. Shingles curling across whole slopes. Granules piling up in the gutters like beach sand. On tile roofs, underlayment that crumbles everywhere you lift a tile.

At that point, every repair is renting time. Sometimes renting time is the right call (selling next year, saving up for spring). Just make it a choice rather than a surprise.

  • Leaks showing up in new places each season
  • Curling, cracked or bald shingles across large areas
  • Brittle underlayment under tile on more than one slope
  • Soft spots in the deck when walked on

Does it depend on whether I have tile or shingle?

Yes. With shingle, the visible layer is the part that wears, so you can mostly judge it by eye. With tile, the tile often outlasts the underlayment under it, so a roof can look fine and still need major work. Tile roofs also have a middle option: a lift-and-relay that renews the underlayment and reuses the tile.

What should I ask a roofer before I decide?

Ask what they found and where, in plain words. Ask what a repair would cost against a replacement, and how long each is likely to hold. Ask what happens if they find damaged decking once the old roof is off, and what that costs. Ask about the permit. A roofer who answers all of that without sighing is a roofer worth hiring.
