Tile roof repair and replacement in Orange County

Tile roofing covers clay and concrete tile, the roof on a large share of Orange County homes. A&J Roofing repairs broken and slipped tile, replaces worn underlayment through a lift-and-relay, and installs new tile roofs. Most tile roof leaks start in the underlayment beneath the tile, not in the tile itself.

Who calls us for tile roofing

Tile outlives the paper under it. Most tile roofs here leak because of the underlayment, and the tile can usually go straight back on.

  • Your tile looks fine from the street but the ceiling says otherwise.
  • You have cracked tiles from foot traffic, a dish install or a fallen branch.
  • The roof was installed 20 to 30 years ago and has never had its underlayment replaced.
  • You want a Spanish or Mission look, or your HOA requires tile.

What does tile roofing cost?

The price for tile roofing depends on the roof in front of us, so A&J Roofing gives you a written price after looking at it and before any work starts. These are the things that move the number most.

  • Clay or concrete, and whether your profile is still made
  • How many tiles break in handling (older clay is more brittle)
  • Underlayment type: a two-ply system costs more and lasts longer
  • Pitch and height, which change how much staging the job needs

How tile roofing works with us

Lift-and-relay, explained

We take the tile off section by section and stack it on the roof, strip the old underlayment, check the deck, install new underlayment and battens, then lay the original tile back. You keep the look of the house and replace the part that was actually failing.

Walking on tile

Tile breaks under a careless boot, and the crack may not leak for months. Solar crews, satellite installers and painters all walk on roofs. If someone has been up there recently and a leak started after, tell us. It narrows the search.

How long does a tile roof last?

Clay and concrete tile can last for decades. The underlayment beneath it usually needs replacing sooner, often somewhere around 20 to 30 years depending on the material and the exposure. That is why many older tile roofs leak while the tile still looks good.

Can you find replacement tiles that match?

For most common concrete and clay profiles, yes. For discontinued profiles we can pull tiles from a less visible slope to repair the front, then use a close match out of sight.

Is tile heavier than shingle?

Yes, much heavier. Switching a shingle roof to tile can require an engineer to confirm the framing. Replacing tile with tile on the same house is normally fine.
