Roof replacement in Orange County
Roof replacement removes the old roof down to the wood deck, repairs any rotten boards, and installs new underlayment, flashing and roofing. A&J Roofing replaces tile and shingle roofs across Orange County and parts of Los Angeles County, starting from our base on N Ventura Street in Anaheim.

Who calls us for roof replacement
A new roof is mostly the parts you never see: the deck, the underlayment, the flashing. We spend our time there, then put the material you chose on top.
- Leaks keep coming back in different places.
- Shingles are curling, bald or shedding granules into the gutters.
- Your tile roof is 20-plus years old and the underlayment beneath it is breaking down.
- You are planning solar and want the roof done first.

What does roof replacement cost?
The price for roof replacement depends on the roof in front of us, so A&J Roofing gives you a written price after looking at it and before any work starts. These are the things that move the number most.
- Roof size and how many slopes, valleys and hips it has
- Material: concrete tile, clay tile and asphalt shingle all price differently
- How much of the wood deck needs replacing once the old roof is off
- Permits, HOA requirements and number of layers to remove
How roof replacement works with us
What the deck tells us
Nobody can see the wood deck until the old roof is off. Ask for the price of replacing a sheet of decking with your estimate, so that if soft boards turn up you already know what they cost.
Permits and HOAs
Most Southern California cities require a permit for a re-roof, and master-planned communities often need HOA approval for the material and colour. We tell you what your city and HOA need before you sign.

Roof replacement questions
Other services
How long does a roof replacement take?
Most single-family homes take a few working days once materials arrive. Tile and complex roofs take longer than a simple shingle roof. You get the expected schedule with your written estimate.
Can you install a new roof over the old one?
California’s building code allows some shingle overlays in limited cases, but we generally recommend a full tear-off. It lets us see and fix the deck, and it keeps weight and warranty questions simple.
Do I need a permit to replace my roof?
In most Southern California cities, yes. Requirements differ by city and some HOAs add their own approval step. We confirm both for your address before work starts.
